Client: BPA/Dick's Sporting Goods
Status: Completion 2024

Dick's Sporting Goods was founded in 1948 and became a market leader in equipping future athletes in achieving their dreams. As part of their new rebranding exercise, the owner wanted to upgrade the store design of Dick's House of Sport to a more contemporary look.

The potential project is located at an existing Retail complex at Peterkort Towne Square off SW Barnes Road, Portland, OR, USA with a lot area of approximately 55,000 sq ft. The design calls for 3 storey of retail unit originally designed by Baysinger Partners Architecture (BPA). Total building area is estimated at 120,000 sq ft with a field on the roof.

Since the new decade, Oregon has been the location for the headquarters of a few of the biggest global sportswear corporation such as Nike and Columbia Sportswear. The new scheme by VERITAS reflects this current architectural typology by introducing a bold audacious roof sweeping over the mall and transparent glass facade taking the 80-year company to the forefront of contemporary sports goods retail design.

Kompleks Pejabat Damansara (KPD) Block A is repurposed as an exquisite 3,700 sm boutique retail block. It presents itself to the main street before an ample esplanade of raw concrete with some inserts of granite and timber. The building and its new plaza, slightly raised from the adjacent Jalan Dungun, reveals a now difficult-to-miss urban space that activates the complex’s frontage and funnels people further inside. The site’s gentle slope allows creating two accesses to the building: one at the ground plane, open to the plaza; and another rear access, from the lower ground, more connected and convenient to the rest of the buildings within the complex.

Minimal, surgical interventions were rationalised over a streamlined budget. A double-storey glass box creates interest at the new frontage. Some double-storey curtain wall elements convey the new retail use of the building, making it more open and appealing to wanderers. Some new terraces and canopies are extended from the original 4-storey white cubic volume, creating alfresco opportunities and a convenient drop-off. The “umbrellas” deck doubles as a sculpture-like art installation at the plaza. The original façade is tidied up, some of the concrete fins and ledges are removed to bring more light in and to allow the new activities to be seen from outside; and the roof parapet is simplified, bringing a fresh, cleaner contemporary edge to the building. Inside, a well-crafted atrium is cut within the lower floors, revealing a new sense of openness and encouraging guests to transit across the building and to visit the upper floors without disturbing the original utilitarian office block vertical circulations.

The interiors are kept simple – a combination of terrazzo on the floor and exposed services and concrete slabs. The colour accents are only left to the wayfinding and to the 15 tenants – an array of cosy, boutique and business outlets with some convenient services at the disposal of the surrounding office crowd.

Client : Lippo Group
Status : 2018

The project is situated in the Lippo Mall in Kemang, Jakarta. It is a multi-purpose roof screening installation for an outdoor area created by two building masses, utilized as an alfresco area called Avenue of the Stars. The design solution was an array of large lighting modules, like lanterns, hung from the existing structure. These lanterns filter direct sunlight, protect visitors from rain and invigorate the space. The star-shaped lanterns are clad in stretched fabric and are also intended to protect the neighboring residential towers from the sounds emanating from the stage.

The built result transforms the mall’s alfresco area into a thriving f&b zone and has since been extremely popular among visitors to the shopping mall. The Client for the project was Lippo Group and it was completed in 2018.

Client : Sinarmas Land
Status : 2016

Q-Big is a sprawling outlet retail park located on 17ha of land in Bumi Serpong Damai, Jakarta. An arrangement of 5 building blocks around the periphery of the site creates a well-secluded park within. The project has a total built-up area of 70,000sm and is the first of its kind to be built in Indonesia. It is proving hugely popular with families and youth as the park places great importance on leisure and creativity.

Q-Big was nominated for the Colorbond Award 2018, for its high standard of design and excellence in innovative steel material application. The Client for the project was Sinarmas Land and services were provided in collaboration with Broadway Malyan.

Client: De’Centrum

De’Centrum Galleria is designed to impart an aura of energy and excitement. Its clean lines, edgy façade and dynamic massing convey the spirit of international sophistication: an homage to 21st century modernism. Being highly visible from the surrounding terrain provides the commercial scheme with commanding views in all directions. A self-contained neighbourhood, the project bears the ideal mixed use development of the future, providing the perfect proportion of residential, office, SOHO and retail program into a single, efficient and integrated complex. In addition, the retail podium is physically connected to the larger Unipark Suria masterplan by a network of underground link ways and overhead bridges, to provide connectivity to an even greater range of facilities throughout the site. No doubt that the heart of the De Centrum development lies in its retail component - De Centrum Mall- a three level shopping oasis bursting with alfresco dining, F&B and retail outlets. Open and easily accessible from three sides, the mall is designed to be light and airy with triple volume atrium and skylight bringing in natural daylight, thus further enhancing the retail experience.

The De Centrum Residences on the other hand, is a striking 27 storey tower positioned artfully at the far edge of the site to provide residents with the security and privacy befitting of a high-end luxury property.

Client: Sunway Berhad

Sunway Nexis is a mixed development located within the established township of Kota Damansara. Comprising of 3 storey retail shops, 13 storey business suites and a 20 storey flexi office block (SOHO), Sunway Nexis is a complete lifestyle centre that encompasses leisure, entertainment, recreation and work facilities. The main ‘green’ feature of this development is the ‘Lifestyle of Health and Sustainability’ (LOHAS) deck situated on the second floor. The specialty deck aims to activate and animate spaces throughout the whole development including those commonly thought to be ‘left over’ spaces. The tower blocks act like solid shoulders supporting the tranquil green features of the LOHAS deck, which also serves as a central vertebra that carries the green park’s functional requirements. A series of wide boulevards and pedestrian walkways are carefully crafted throughout the development. Either sheltered by skylights or open to the sky, an indoor outdoor interaction is created. Sunway Nexis offer the neighbourhood its first SOHO and high rise office units. With the SOHO tower successfully certified by Green Mark, Sunway Nexis is poised to become a pioneer in environmentally sustainable practices, and is set to become a fantastic place to live, attracting community of diverse cultures.

Client: Glomac Berhad

Glomac Galeria was constructed in response to the demand for up-market, high quality office suites within a hub-like configuration and supporting facilities. The building is a modified shophouse typology; every unit has a wide frontage that defers to a 5-footway. The angularity of the massing is further emphasized by the regular grid of the aluminium composite panelfaçade. The units are stacked 4 stories high and arranged in an arcade configuration. All units are centered around a lofty atrium, a public thorough-path open at both ends to elevated access roads. This is a permeable space intended as a lively hub members of the public are allowed to wander in from outside of the building; where all circulation routes intersect in a shared gallery space. Running 32 feet long, this atrium is covered by a butterfly-roofed glass skylight that permits ample daylight to penetrate the lowest recesses of the gallery. Ground floor units are larger, with a mezzanine floor overlooking the ground floor. These units are given a double-frontage to connect the interiors of the building to the vitality of the Sri Hartamas on the immediate exterior of the building. Units on upper levels are accessed via a shared lift. 2 units share one common lift. To offset the depth of the unit, the aluminium ribbon windows run the full width of the unit, looking out into the atrium and the external of the building. Brise-soleil shade the windows from glare.

Client : Malaysian Resources Corporation Berhad 
The goal on this project is to create a transportation terminal that also acts as a central commercial hub in Butterworth on the mainland of Penang. The assimilation of shopping, retail, entertainment and dining experiences will attract crowds of all ages and create a sensational "hype" as the new destination in town. Precedence around the world has proven that a strategic planning of commercial spaces adjacent to transportation nodes could easily boosts commercial vibrancy.

Client : PKNS
EVO SoHo Suites is an extension of the Sentral @ Bangi project, in which the other features are EVO Shopping Centre and a 4-storey high shop offices. EVO SoHo suites are constructed right on top of these features, making it a building for residents, shoppers and businessmen alike. 

Standing at 32-storey high, the two blocks of EVO SoHo Suites will offer 704 unites of studio / SoHo apartments. There are four different layouts available for choosing. Type A is of 454.14 sf with Type B having the same built-up area. Type C is definitely bigger with 1217.37 sf while Type D is the biggest at 1351.97 sf. 

Client : Ireka Corporation Bhd.
Located at Jalan Kiara, comprising retail and office space, aims to provide the surrounding neighborhoods, a community shopping center with a family-friendly ambience and an alternative workspace environment. Together, the corporate office tower and office suites block, will offer international and local businesses a new haven away from the hustle bustle of the city centre.

The shopping center has a bright and lofty central atrium with dramatic skylights and surrounded by several levels of retail shops, providing more comfort and conveniences suited to our local lifestyle and climate. The oval-shaped atrium and the generous front plaza with a grand flight of steps forming almost an informal amphitheatre setting, are envisioned to be venues for family-oriented community events. The shopping podium is topped by a landscaped roof terrace with supporting recreational facilities such as fitness centre, pool, children's play area and tennis courts. 

Client : Zouk Club (KL) Sdn Bhd
Zouk Club is the anchor for TREC, a destination entertainment centre at Jalan Tun Razak with over 200,000sf of entertainment and F&B outlets. The large windowless box of the typical nightclub building is conceived as a mysterious 'cave’ carved into the stratified layers of the earth. Upon entering into the mouth of the cave, visitors to Zouk will discover a whole new realm of experiences unfolding within its hidden chambers - a maze of several bars and clubs that culminates in a roof terrace overlooking the neighbouring golf-course.  

The scale and shape of the spaces work with different interior design themes to create different moods and ambiences,  catering for different age groups and diverse tastes  - posh and exclusive, friendly,cozy and casual, boisterous sports bar or vibrant, youthful and carefree, etc. The 2-storey Zouk with 60,000sf of entertainment spills out onto the 'Party Street' which is planned as an outdoor street flanked by 33 different restaurants, bars and cafes in a more intimate 'shophouse' style to create a vibrant party district similar to Hong Kong’s Lan Kwai Fong.

Client : Tesco Stores (M) Sdn Bhd 
VERITAS has undertaken the challenge of working together with Tesco Stores (M) Sdn Bhd on "rolling-out" their hypermarkets throughout Malaysia. VERITAS' task was to create an architectural concept and image that enhances the entry of the latest hypermarket into the Malaysian retail scene. 

The third Tesco store is located in Damansara Mutiara, Selangor as part of a large new commercial precinct which includes Ikea, the Curve and Cine Leisure Cinema. The two-storey hypermarket consists of an upper-level store with retail mall and car parks on ground level. 

Client : Bonyan Emirates
Located in the Old town of Dubai (Bur Dubai), the building is a two storey shopping bazaar with GFA of 2186 sq m . The design is based on traditional architecture of Dubai with intricately detailed lattices, wind towers and other traditional motifs. 

Client : Auto Bavaria Malaysia
The BMW Car Showroom comprises a sales gallery, storage facilities and a work area to service cars. The interiors of the gallery are clearly divided between the floors for the display of cars and the supporting sales and lounge area which is slightly raised off the ground on a platform, which are in turn separated from the workshop beyond. The division of spaces within continues to be expressed on the façade of the building; the sales area is glazed for maximum transparency, the service areas are concealed, clad in alucobond to control the car workshop environment.

The Audi Hangar is the logical architectural implementation of the Audi brand and the values it represents. The quest for the ideal fusion of extra space and economy into one architectural entity leads to the "hangar" – the hall used in the aerospace industry. The Hangar is a one-stop centre for Audi clients, housing a showroom, merchandise boutique, parts and service centre as well as a café. The dynamic curved metal roof with expressed roof structure soars over the showroom floor which is demarcated with overlapping circles to create specific realms for different car models.Located in Shah Alam. 

Client : Auto Bavaria Malaysia 
The MINI 'Black Box' designed based on the logical architectural implementation the MINI brand and the values represent. The guest for funky ideal fusion of optimum space, colour, and efficiency into a square architectural expression leads to the cute MINI cars. Located at Glenmarie, Shah Alam, the 3,000 sq ft MINI 'Black Box' is a one-stop centre housing a showroom, Lifestyle boutique, café that serve the life of the MINI owners. 

The square black box experience with striking colours, supersized signage soar over the showroom floor which is demarcated with all black concept to create superb funky realms for difference car models. Generous daylight streams into the showroom and it glow at night akin to beacon perched by it own beauty.
