The 10” combines state-of-the-art technologies with the spatial organization and sociocultural values of traditional Arab settlements to create a vibrant and sustainable desert community. Located in the heart of Riyadh’s bustling city, the mixed use, low-rise development will realize a seamless integration between urban living, leisure and culture.

The 10 offers a distinctive modern interpretation of the regional vernacular. A shift from the conventional ‘grid-iron’ to a ‘fine-grain’ urban fabric that recalls older cities creates a strong sense of place with lively corridors for community interaction. While traditional Arab homes and malls are usually enjoyed as indoor environments, “The 10” weaves one through bespoke homes, urban-scale commercial buildings and communal spaces through a changing rhythm of covered courtyards, open plazas and shadowed alleyways. These different experiences are brought together under an architecture of dappled sunlight, bright colors, fountains and generous landscapes.

The Imperial Lexis is a 53-storey glass-encased skyscraper, housing luxurious serviced rooms and suites located along Jalan Kia Peng in Kuala Lumpur’s Golden Triangle district. The site is strategic due to its proximity to Kuala Lumpur City Centre and other prestigious developments, and is well -connected via the new KVMRT line.

The mixed-use single tower development consists of high-end residential and luxury hotel components, a 7-storey podium, rooftop amenity level with swimming pool, a four level below grade parking deck, and a ground and mezzanine floor entry lobbies. The site is also accessible two stories above from Changkat Kia Peng on the South of the site.

All hotel guest rooms are equipped with exclusive outdoor pool and terrace, and the pool edge creates a distinctive façade language. The building’s façade takes into consideration the overall design narration of a ‘Wave’ that can be seen from the glass pool, attached to every guest room unit. Continuous blue spandrel glazing on the Serviced Apartment floors creates a vertical unifying façade element. The idea of the undulation, displayed along the periphery of the curtain wall is also enhanced by interplay of solid and perforated stainless steel panels to create depth and texture, thus creating the illusion of the wave when reflected under light display.

The overall layout is a simple rectangular plan, derived to conform to the narrow site, but is ‘skewed’ to create a dramatic gesture in keeping with the overall design intent, and allow maximum vantage from the majority of the units towards the KLCC view.

The introduction of Kuala Lumpur’s first cantilevered glass ‘Sky Loop’ on the 52nd storey will take an unimpeded commanding view towards KLCC and provide an experiential journey being suspended in the air. This facility is complimentary to the sky bar at Level 51 and 52 alongside the swimming pool, gymnasium and spa.

Status: Proposed in 2018

The Waterfront Place project is a key site within Bristol’s Harbourside. Located at the southern end of the waterfront, it is adjacent to the Floating Harbour and is bounded by the Bordeaux Quay restaurant to the north. Most importantly, the 0.32 ha rectangular and flat site is uniquely positioned between the high-quality public spaces at Millennium Square and the Amphitheatre/Waterfront Square which fronts the Floating Harbour.

The program for this site included 3 main components: 2 levels of Retail/F&B to complement the Bordeaux Quay restaurant complex, approximal 90 studio apartments and a 120-room tourist hotel. The resulting 6-storey arrangement positioned the apartments overlooking the waterfront and the hotel block at the rear with views of the historic city. The two blocks frame a semi-internal courtyard space which will capture the over-flow al-fresco dining at the retail levels. The façade treatment of the hotel was conventional minimalist with full-height linear glazing while that for the apartments was an undulating wave of angular forms as a metaphor for the actual waves lapping at the water beyond.

Status: Proposed 2007

Located in Khartoum, Sudan, this proposed mixed-use development tower houses a comprehensive program inclusive of 4 stories of shopping and retail spaces, 5 stories of offices, and 9 stories of hotel rooms and hotel-related facilities. Sited on a 5,000 sm plot of vacant land near the city center, the building’s orthogonal plan echoes the square shaped site. The design attempts to break the blocky massing through a composition of 2 distinct volumes, one with a strong vertical articulation and the other a slightly curved volume with horizontal rib elements incorporating both vertical and horizontal elements. The curved corner presents a softer edge to the street frontage.

A slim volume with vertical fins running down its length serves to create an illusion of height for the 18-storey building. Further visual interest is created by adding random colored glass elements on the screen. Internally a striking 8-storey atrium creates a strong visual connection for the hotel component.

The project has a total gross floor area of 35,000 sm.

The critical mass of this high-density development in the heart of Kuala Lumpur provides an opportunity to reshape and create a new character to the urban fabric surrounding the development. The site planning seeks to enhance the street-life and pedestrian environment by placing retail activities on the street edge that open out to generous sidewalks.

Pockets of landscapes urban courtyards which house commercial activities are inserted within the retail frontage to create urban nodes and landmarks and linkages to various components of the mixed development that comprises retail, service apartments and luxury condominiums. Located in Jalan Yap Kwan Seng, Kuala Lumpur.

In a market where location is prestige, Eastfront Development boasts an ideal location for work and life balance. Being just minutes away from the heart of Kuala Lumpur, Eastfront features seamless connectivity and integration between nature and urban living. 

Situated on eight acres of prime land in Kuala Lumpur, Eastfront is a mixed development combining a loose cluster of 4 serviced apartment towers; the tallest tower at 28 storeys and 3 towers at 25 storeys each, premium retail and recreation space, 7 storeys of SOHO, a hypermarket to serve the community within and around it and a vast promenade lush with greenery overlooking the Klang river 3 blocks of double frontage shop office. 4 storeys shop office with 1 floor of mezzanine. Precedence around the world has proven that a strategic planning of commercial spaces adjacent to transportation nodes could easily boosts commercial vibrancy.

Oxley Towers is an ensemble of 3 cascading towers bridged with landscaped sky decks – a future landmark on the Kuala Lumpur skyline. The high-density mixed development of 280,000m² with 2 hotels, residential, office and retail components, becomes an opportunity to transform the civic realm and urban experience of KLCC. 

The buildings are set back forming a forecourt. This street front plaza gathers pedestrians into an “urban corridor” that cuts a path through the city block, creating a human scale at the street, amidst towering buildings. The shops form an “indoor street” sheltered from the tropical weather and link pedestrians from the busy Jalan Ampang to the KLCC park and mosque.

Recognizing its noblesse oblige, roof-top restaurants with outdoor view decks enable public access through the often impervious urban islands of exclusive luxury developments. The curtain-wall embodies a distinctive diagonal grain -  a recurring leitmotif in indigenous textiles and weaving traditions of Malaysia. Window panels and sun-shading fins form a layered, textured façade reinforcing the diagonal pattern which distinguishes the interior experience.

The asymmetrical composition of 3 tapering and inter-linked towers creates constantly changing perspectives of the buildings from different viewpoints. The development is designed to sustainability standards for Greenmark certification, Gold for Serviced Suites and Certified for others.

Client : Mayland Berhad
The site is a square-shaped lot on the immediate rear of a series of interrelated buildings, monumental set pieces facing the Putrajaya boulevard. These set a formal tone and any subsequent building that is constructed on the site needs to adhere to the tenor of formalism that characterizes the boulevard’s mood. The program of the building is divided equal proportion into office spaces, a hotel and retail zones, with the prediction that the retail component would service the growing recreational and food and beverage demand within this government precinct, permitting public recreational flows that would feed off the demand generated by the hotel and the resident office zone.

The orthogonal massing of the building optimizes the allowable floor area as determined by statuary building requirements, though the nearly 1:1 aspect ratio of the site eventually becomes a hindrance to creating a reasonably-sized drop off area, as the setback requirements would have resulted in a building more rectangular than square, thereby reducing the efficiency of the floor plate. Effort was made to extend the glass balcony over the public thoroughfare, though with concessions in the road lay-by and drop-off zone, to maintain the public and pedestrian realm of the roadside. The deep plan that results from this square aspect ratio is further dealt with by designing the massing of the hotel as a double loaded corridor centred around a courtyard, ample natural light is brought into the interiors of the office podium via a glass skylight.

Glomac Berhad is strategically located between Taman Tun Dr. Ismail and the Sprint Highway, and spans an amazing 500 meters along Jalan Damansara at the North-western edge of Kuala Lumpur. Glomac Damansara is envisioned to be world-class mixed-use development. It shall set the new bench-mark in the Damansara area for self-contained live/work/play environments.

Sunway Nexis is on a 5.82 acres leasehold land, located within Dataran Sunway and offers 3 storeys retail shops, 13 storeys office suites tower block and 20 storeys flexi office tower block. The podium block, accentuating a unique retail shop design and tiered alfresco dining concept, also houses a community. It boasts a covered and linked central boulevard complemented by internal landscaping; whist the shops at the top floor overlook the lovely LOHAS (green) Deck where occupants and visitors can enjoy a view of the Seri Selangor Golf Club. Rising above the podium block are two tower blocks with unobstructed views of the Kota Damansara forest reserves, Seri Selangor Golf Club and its surrounding developments.

MENARA JLAND or JLand Tower is the latest addition to the skyline of Johor Bahru city which has been stagnant for 30 years. Sitting atop the well-known Johor Bahru City Centre or JBCC (formerly known as Plaza Komtar), the tower is designed in an asymmetrical form with a contemporary styling which appears a modern urban sculpture to be appreciated from many different angles.

The tower design presents a unique visual phenomenon to the Johor Bahru city residents and is a “gateway” to Jalan Wong Ah Fook and downtown areas to the south. The geometric appeal and sheer height makes the tower visible from both land and sea. Maximizing the height provides another opportunity: the inclusion of a public observatory, roof top restaurants, sky garden and sky walk. The observation deck offers a stunning SKY BRIDGE presented as a curved cantilevered glass object and a first of its kind-structure to offer an impressive vista of the city at 150m above ground, thus creating a new tourist attraction for Johor Bahru.

EVO SoHo Suites is an extension of the Sentral @ Bangi project, in which the other features are EVO Shopping Centre and a 4-storey high shop offices. EVO SoHo suites are constructed right on top of these features, making it a building for residents, shoppers and businessmen alike. 

Standing at 32-storey high, the two blocks of EVO SoHo Suites will offer 704 unites of studio / SoHo apartments. There are four different layouts available for choosing. Type A is of 454.14 sf with Type B having the same built-up area. Type C is definitely bigger with 1217.37 sf while Type D is the biggest at 1351.97 sf.

Damansara Avenue is an urban integrated city development nestled in the matured Bandar Sri Damansara. This 48-acre freehold mixed development will consist of private gardens, condominiums, corporate office towers, lifestyle mall and SOHOs. There is a 0.75km linear landscaped urban park at the Centre of the development to complement and balance the city. The urban park is divided into 3 zones; Zone 1 serves the residential community as well as F&B outlets, Zone 2 for its commercial component, including hotel, Community Centre and business park offices, and Zone 2 serves the lifestyle mall and corporate offices.

The masterplan shows that Damansara Avenue will become a suburban Town Centre that boasts a living and working community. The first development of Damansara Avenue that will be launched is the lifestyle retail and signature office suites, named Ativo Plaza. It consists of two 8-storey blocks that incorporate 2 floors of retail/F&B and 6 floors of office suites. There are a total of 198 office suites and 43 retail units. As for the condominium development, it consists of 1, 2 and 3-bedroom units with built-ups ranging from 600 sf to 2,200 sf. It offers full condominium facilities. There are going to be about 5 separate condominium projects, each of them consists of 2 to 4 high and low rise blocks.

This 10-acre project combines serviced apartments, condominium, single-occupancy home-office (SOHO) units and retail outlets arranged strategically around a pedestrian boulevard with a man-made water feature at its center. The site rests within a lake environment nestled close to existing road infrastructure and is located in Kota Damansara in Selangor.

Located at Jalan Kiara, comprising retail and office space, aims to provide the surrounding neighborhoods, a community shopping center with a family-friendly ambience and an alternative workspace environment. Together, the corporate office tower and office suites block, will offer international and local businesses a new haven away from the hustle bustle of the City Centre.

The shopping center has a bright and lofty central atrium with dramatic skylights and surrounded by several levels of retail shops, providing more comfort and conveniences suited to our local lifestyle and climate. The oval-shaped atrium and the generous front plaza with a grand flight of steps forming almost an informal amphitheater setting, are envisioned to be venues for family-oriented community events. The shopping podium is topped by a landscaped roof terrace with supporting recreational facilities such as Fitness Centre, pool, children's play area and tennis courts.
